The Process of Building a Custom Home
From gathering ideas and sketching out designs to moving in, the custom home building process can take as little as six months. An experienced, dedicated builder will be your advocate and partner from start to finish.
Getting Ideas
At your first meetings with your homebuilder, you should get to know each other and talk about the first decisions you have to make. Be prepared to talk about what you want and need in a home for your family, how much you want to spend, where to build and how to find a lot, and your options for financing a home (with or without a down payment). Then, you’ll work together to make decisions about your home’s location, home design and floor plan, and interior fixtures and finishes.
Making Decisions & Preparing the Estimate
Once you’ve made decisions about the location, style, and floor plan for your home, you’ll work with the design-build team to customize it to just the right size, shape, and price for you and your family. Your builder will prepare a detailed cost estimate with the specifics of your building plan. This 3-5 page proposal should break down every aspect of how your home will be built, including a custom-drawn floor plan and lists of specific products and materials.
The idea and estimate stage can take as long as you need to get inspiration and make decisions, but if you are ready to go, this can be done in a few weeks!
Making the Commitment and Choosing Options
Once you approve your proposal, you’ll complete the lending process for a construction loan and long-term purchase loan and secure the land for your home. (A quality builder will help guide you through this process and make sure everything is in order.) While you’re getting that taken care of, your builder will draw up a full set of detailed blueprints. Then, construction can start on your home!

Closing and Construction
As the foundation, walls, roof, and floors take shape, you’ll make interior selections, including cabinetry, flooring, plumbing fixtures, windows, countertops, and appliances. Your builder should coordinate all the vendors, contractors, and craftspeople to make the home of your dreams come to life. They should also help you stick to your budget through all the decisions along the way and work diligently to avoid cost overruns and delays.
Construction usually takes about four months from the day we turn over the first shovel of dirt to the day you turn your key in the lock.
